NYC Reviews Plans for Renovation of 244 Waverly Place

The New York City Landmarks Preservation Commission is reviewing renovation and expansion plans for 244 Waverly Place, a three-story residential building in Manhattan’s West Village.
Designed by Hernandez-Eli Architecture, the proposal includes changes to the entryway, updates to the front and rear façades, the addition of a cellar, and a one-story rooftop extension. The building is located between Bank Street and West 11th Street.
Originally built in 1886 as a single-family townhouse, 244 Waverly Place was combined with an adjacent townhouse in 1961 to form a multi-family residence. Proposed changes to the front façade include unifying the first-story fenestration and replacing the dual doorways with a single entrance at the northern corner. A sub-grade areaway would be added with a secondary entry and window beneath a decorative railing.
Other cosmetic updates include repairing and repainting the cornice, installing new cast stone lintels, restoring the brick, and removing air conditioning vents.

The rear elevation will undergo more extensive changes, including removing basement-level windows and doors, elevating the back patio, and replacing the window grid between the first and second stories with expansive floor-to-ceiling glass. New bay windows with Juliet balconies will replace the third-story windows and fire escapes.
The rooftop extension will be set back from the building’s face and feature a slope to minimize visibility from the street. The addition will be clad in gray zinc paneling and include floor-to-ceiling windows, with an angled studio window on the northern end of the front elevation
